The cost of fittings is far from the most important factor in the pricing of the housing market, said honorary member of the Russian Guild of Realtors Konstantin Aprelev.
The expert explained that the rise in prices for rebar is associated with export, since it is more profitable for manufacturers to export it. Commenting on the link between the cost of fittings and housing, he noted that the share of this product in the price per square meter does not exceed 7%.
That is, an increase in its price will not lead to an increase in prime cost by more than 1-2%. The difference between the cost and the selling price is sufficient for developers to be able to cope with this., – the expert specified.
According to him, it is also necessary to understand that modern new buildings sell interesting planning and technical solutions, and not just square meters. This can save much more than the amount by which the cost per square meter increased due to the cost of reinforcement. Therefore, this process is not the most important factor in the construction market.
Aprelev stressed that the increase in the price per square meter is primarily due to the devaluation factor of the ruble – people realized that the purchasing power of their savings is decreasing, and the rates on bank deposits are falling.
In addition, the volume of current construction has decreased, that is, the supply has decreased. After switching to escrow accounts, buyers are not interested in investing in houses under construction. At the same time, not all developers received this project financing, which caused a shortage of supply and a rise in prices.
He added that the decrease in mortgage rates also does not play the first role, since prices have seriously increased not only in the primary market, but also in the secondary one.
