In large cities of Russia, rental prices will rise. This is due not only to the general rise in real estate prices, but also to the beginning of the academic year, which in 2021 will begin in the country’s educational institutions in the traditional format. This was stated by Sergey Zhidayev, a member of the council of the Moscow Association of Realtors, in an interview with URA.RU.
According to the specialist, summer is a period of lull in the real estate market, and from September a new season for renting apartments begins. At this time, rental prices rise, and all objects that are rented out at close to market prices go away. At the same time, Zhidayev added that housing rent has already begun to rise in price, this is due, among other things, to the beginning of his studies. Students will return to major cities this year as the online learning period introduced by the coronavirus pandemic has ended.
At the same time, the expert stressed that the rise in rental prices will affect not only Moscow and St. Petersburg, but also other large cities. For example, Stavropol, which gathers students from the North Caucasus. However, the beginning of the school year is not the only reason for the rise in rental prices.
“This happened also because, in principle, the value of real estate increased. For some, buying a home has become no longer available. And if you cannot buy, then you will cooperate with someone and rent for two or three people, ”explained the realtor Oleg Sviridov.
He added that after the fall in demand for housing, rent will not come down in price. He noted that in his practice there were no cases “when prices rose and then corrected downward”.
